Inquiry and Reservation Process
Submitting an inquiry does not create a confirmed booking. A booking is confirmed only after written confirmation and any required payment steps are completed.
Pricing and Availability
Prices and availability are subject to confirmation at the time of inquiry. Final terms are provided in your booking communication.
Guest Responsibilities
Guests must respect property rules, occupancy limits, and local regulations throughout their stay.
- the maximum number of booked guests must not be exceeded unless approved by the owner
- no parties or disco events are allowed
- no loud music is allowed due to neighboring properties
- smoking is prohibited inside; smoking is allowed only in outdoor terrace and pool areas
- roof terraces are not accessible due to health and safety regulations
- drone use is not permitted at the villas to protect privacy
- pets are not allowed in the swimming pool
- sun creams and tanning oils must be removed before pool use to avoid contamination
- garbage must be disposed of according to the villa schedule
If these terms are breached, we may require immediate vacation of the villa and payments made may be forfeited.
Damage Liability and Applicable Charges
Damages to the villa, furniture, and contents are the sole responsibility of the tenant. Inventory details are available at each villa.
The following charges may apply and may be deducted from the damage deposit:
- €500 if guests smoke inside
- €150 if pets enter the pool, or if sun cream/tanning oils are found in the pool
- €75 for excessive dirt, including pet hair/dirt, or poor kitchen condition (dishes/cutlery not cleaned)
- broken items, including glassware and plates, charged according to inventory booklet values
Extra Services
Extra cleaning services, including linen changes, are available at additional cost according to rates shown on the booking form.
Right to Refuse Booking
We reserve the right to decline a booking request without providing a specific reason.
Liability
To the extent permitted by law, Malta Private Villas is not liable for indirect or consequential loss arising from website use or circumstances outside reasonable control.
