Stay Rules

Minimum stay: 2 to 5 nights. Sunday check-ins are not available.

Payment Flow

25% deposit to secure. Full balance due 60 days before arrival.

Cancellation

Accepted before 60 days. Deposit remains non-refundable.

Inquiry Process

Start by sharing your preferred villa, dates, and guest details through our contact form or direct email. We review each request personally and respond with tailored availability options.

Minimum stay is between 2 and 5 nights, depending on the villa and month.

Sunday check-ins are not available.

Quote Confirmation

If your dates are available, we send a written quote with the applicable rate, any included services, and booking conditions. Your stay is only confirmed after acceptance of the quote and completion of required payment steps.

Payment Steps

Booking payment timing is as follows:

  • 25% deposit is required to secure a booking
  • 100% payment is required for bookings made less than 60 days before arrival
  • remaining balance must be fully settled 60 days before arrival

A €500 damage deposit is required at check-in by Revolut, or by bank transfer before arrival. It is refunded within 5 days if no damage is found.

VAT at 7% is included in prices. Additional charges apply for PayPal payments because processing fees are net.

Cancellation Overview

Cancellations are accepted only if made more than 60 days before arrival. In such cases, your deposit is forfeited.

Check-In and Check-Out

Check-in is strictly from 3:00 PM. Early check-in is subject to availability.

Check-out is strictly by 9:30 AM. Late check-out is subject to availability and an additional fee.

Included and Optional Charges

  • Wi-Fi is free
  • Air conditioning (cooling/heating) at Villa Watersedge can be added at €20 per night; at other villas, a pay/use machine applies with €10 daily credit included
  • One pet is allowed per villa; €75 pet fee applies
  • Extra cleaning and linen changes are charged separately at rates shown on the booking form
